Supuestos del cálculo
  • Both loans are fixed-rate and are compared on principal and interest only. Property tax, insurance, HOA, and PMI are unchanged by refinancing and are left out.
  • Current payment was inferred from the original term and rate with no extra principal. If you paid ahead, enter your statement P&I.
  • Break-even is closing costs divided by the monthly saving. It ignores what that money could have earned elsewhere, and assumes you keep the loan that long.
  • Closing costs are paid up front and are not added to the new balance.
  • The lifetime comparison assumes both loans run to the end of their terms. Selling, moving, or refinancing again changes it.
  • A refinance that lowers the payment by stretching the term can still cost more in total interest. Both figures are shown so the trade is visible.

Cuándo conviene refinanciar una hipoteca y cómo calcular el punto de equilibrio

Esta calculadora compara tu hipoteca actual con un nuevo préstamo: calcula la nueva cuota mensual, el tiempo necesario para recuperar los gastos de cierre (punto de equilibrio) y si un pago menor a 30 años terminará costándote más intereses en total.

El punto de equilibrio (Break-even)

Si tu nuevo pago es $200 menor cada mes y los gastos de cierre de la refinanciación son $6,000, necesitas 30 meses ($6,000 ÷ $200) para recuperar el costo. Si vendes o te mudas antes de los 30 meses, la refinanciación te habrá hecho perder dinero.

Cuidado con reiniciar el plazo a 30 años

Si ya llevas 10 años pagando tu hipoteca y refinancias el saldo restante en un nuevo préstamo a 30 años, tu cuota mensual bajará considerablemente, pero pagarás intereses durante 40 años en total, lo que puede aumentar el costo financiero final.

Preguntas frecuentes sobre esta calculadora

¿Cómo sé si me conviene refinanciar?

Compara los meses para alcanzar el punto de equilibrio y el interés total pagado. Si planeas quedarte en la casa más tiempo del que tardas en recuperar los gastos de cierre, refinanciar a una tasa menor suele ser beneficioso.

¿Conviene cambiar a un plazo de 15 años?

Un préstamo a 15 años reduce drásticamente los intereses totales pagados y acelera la amortización del capital, aunque la cuota mensual será mayor que en uno a 30 años.

Términos utilizados

Punto de equilibrio (Break-even)
Gastos de cierre divididos entre el ahorro mensual de la cuota. Muestra cuántos meses tardas en compensar el costo del trámite.
Gastos de cierre (Closing costs)
Honorarios de originación, tasación, registro y seguro de título necesarios para formalizar el nuevo préstamo.
Refinanciación con retiro de efectivo (Cash-out refinance)
Reemplazo de la hipoteca existente por un préstamo mayor para obtener liquidez del capital acumulado en la vivienda.

Consejos prácticos

Introduce el saldo actual y los años que te faltan por pagar de tu hipoteca actual, no los números iniciales con los que compraste la casa.

  • The payment you are on now. You know your balance, not what you originally borrowed, so the current payment is reconstructed from the balance, the rate, the original term, and how many payments you have made. That is the payment the new one is compared against.
  • Break-even. Closing costs divided by the monthly saving, rounded up to whole months. Rolling the costs into the loan does not avoid them, so break-even still counts the full amount. If the new payment is not lower, there is no break-even and the page says so.
  • The trade the payment hides. Restarting a 30-year term lowers the payment even at a similar rate, while adding years of interest. Remaining interest on your current loan is compared with interest plus closing costs on the new one, so a lower payment that costs more overall is visible instead of buried.
